I Need To Sell My Home Quick fast First thing you need to do is call two or three Realtors for a price opinion (C.M.A) (Comparative Market Analysis). Have them show up at the same time. Makes for interesting, if not awkward, meeting as now you're telling the Realtors they have competition. Everybody is nervous because they all want to make a good first impression. At the same time they realize you know a little bit about this game. But you're looking for that one Realtor that will connect with you because anybody and everybody knows it's not about price, it's about relationships. I don't know about you but I really hate being sold to. You know what I mean? Everything starts to sound like a sales pitch, it turns me right off. Fake smiles and phony handshakes. Learn to be sincere and say it like you mean it and when you say it look me in the eye. Well, lets see where the CMA's come in. They should be all within 10% of each other. The Realtors will want to sit down with you so they can give you their sales pitch about marketing and how great they are. You will be given a booklet with all the properties that are compatible to your property, the agents experience, the office they represent and how they intend to market your property. These things are all very important. However, you should be looking at the way with which they present themselves to you as they will, if successful, be representing you in this transaction. Do you feel comfortable with this Realtor? Do you think that he or she could sell your property to you! When was this agent's last closing? More importantly, is he/ she a full time or part time agent? You know there are too many part time agents out there just playing at being a Realtor only working weekends and sometimes after work. Nothing wrong with that but they're just part time agents. In my opinion,and it's from a broker that's worked full time for 18 years nationally and internationally if you're going to get into real estate it has to be full time. When your full time your focus is 100% and you're actively up to date with marketing new listings, market conditions and chances are you're meeting clients every hour of the day. Everyone you meet has a story about real estate you just have to ask the right question and sooner or later the topic will always come up. " So, where do you live? oh I know that location, real estate in the last year rose 25% etc..there are many more reasons about the pros of a full time agent as opposed to someone that's just part- time but now is not the platform. Look carefully at the numbers and the types of properties they have compiled in the CMA they should all be comparable to your property. Look at what just sold, whats on the market and whats just gone under contract. Look at the time frame as you're looking to sell your property quickly. Figure it's going to take you 90 days, hopefully less, to get a buyer on the very first day and then close on the 90 day deadline. Some closings are quicker as it could be a cash offer with no contingencies. But a good Realtor will already have 3-4 buyers just waiting for the right listing to come onto the market Remember, you have the other two Realtors to interview so thank that agent and have the next Realtor present his/her listing presentation. Before each of them leaves, ask them if their commission is negotiable. If they answer no! Thank them and tell them you will be in touch. I don't know where you're trying to sell your home but here in NJ all commissions are negotiable. You had three Realtors present their listings presentation and they're all pretty much the same in dollar value. I would be a little suspect if one of the CMA came in way above the rest or way below. This should be a red flag. However you need make your decision, just make it. Base your decision on who you felt the most comfortable not just because the listing presentation had all the bells and whistles but because you had emphathy with the Realtor. The only secret weapon you have in selling your home quickly is price. Consider the listing price of your competition then increase your price by 3% . Then increase the listing percentage from 6% to 8%. How's that again? List it for 8% commission? Everyone else in our residential location listed their property for 6%! Why do we have to pay an extra 2% above everybody else? That's why we increased your listing price up 3% to cover the 2% rise in Realtor commission. When you put this listing on the MLS service and the Realtors realize they could earn 4% of the listed price, agents will beat your door down to show your property. Most splits between agents is sometimes between 2- 3% commission and they then have to split that commission with their company. So, when you put a listing on the market for 4%, your home will definitely be first on the list of Realtors wanting to show potential clients your property.
